Terms of Service

Space.RE (“Space”, “we”, “us”) is a real estate marketplace at vmodo.com covering buying, renting, selling, and leasing, plus a social feed, direct messages, and an AI assistant called Atom. Investing is a coming-soon feature — today the Invest page only lets you join a waitlist; nothing is for sale there yet. Space is in active beta — features, and these terms, can change as the product does.

You sign in with your email address. In production this happens through a magic sign-in link — no password — sent by our email provider, Resend. Anyone who can read that email can sign in as you, so keep that inbox secure.

To keep the community real and cut down on spam, Space uses two levels of verification tied to your account:

• Location verification — confirms a home city using your browser’s location. Required before you can comment or post to the social feed.
• Identity verification — required before you can publish a property listing. (There’s no way to create a service listing today — the Services section is browse-only.) Right now this is a self-attestation: you confirm who you say you are by checking a box. We do not currently run an independent identity or background check. Treat an “ID verified (self-attested)” badge as a self-declared claim, not a guarantee, until we say otherwise.

You may post property listings, social updates, comments, messages, saved searches, and photos. You keep ownership of what you post. By posting it, you give Space.RE a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, and display it within the app so we can operate the service — for example, showing your listing or comment to other users.

You’re responsible for what you post: it must be accurate, you must have the right to post it, and it must comply with fair-housing and anti-discrimination law and every other law that applies to you. We can remove content or suspend accounts that violate this.

Some listings come from users like you; others are pulled from a third-party listing feed (RapidAPI’s us-real-estate service) to fill out inventory. We don’t independently verify every detail of every listing — prices, availability, and specifics can be wrong or out of date. Space.RE is not a licensed broker, and nothing in the app substitutes for a licensed real estate agent, attorney, or tax professional before you sign anything or send money.

Atom is powered by Anthropic’s Claude models and can use context you’ve given the app — like the homes you’ve favorited — to tailor its answers. It can be wrong. Don’t treat anything Atom says as legal, tax, or investment advice, and don’t rely on it instead of the professionals named above.

Conversations tied to a listing may currently include automated or simulated replies rather than a live person, especially during this beta. Don’t share anything in a message you wouldn’t want stored against your account.

Don’t use Space.RE to discriminate in violation of fair-housing law, defraud anyone, post content you don’t have the right to post, harass other users, scrape or bulk-extract data, or attempt to bypass the verification tiers.

We can suspend or terminate accounts that violate these terms. You can stop using Space.RE, or ask us to delete your account and data (see the Privacy Policy), at any time.

Space.RE is provided “as is,” in active beta, without warranty of any kind. To the extent the law allows, Space.RE is not liable for indirect, incidental, or consequential damages arising from your use of the app, including decisions made in reliance on listing data or Atom’s output.

We may update these terms as the product changes. We’ll update the date at the top when we do; continued use after a change means you accept the update.
